Information For Homeowners Re: Defective Drywall





Is Your House Making You Sick?


During this past year major problems associated with defective drywall have been discoverd. Much of the drywall was manufactured in China and installed in homes here between 2004 - 2007.


Signs of Defective Drywall

"A strong sulfurous odor in the home, similar to the smell of rotten eggs. The corrosion of copper coils in air conditioning units, tarnishing of silver jewelry and silverware, and blackened and corroded metal components in the home are additional signs to look for if you suspect Chinese drywall in your home. Problems with electrical wires and appliances may also be caused by the sulfur compound emitted by the drywall."


Health Concerns


· Headaches and cough
· Irritated and itchy eyes
· Difficulty in breathing
· Bloody or runny nose
· Frequent sinus infections and asthma attacks


Homeowner Options


Many homeowners have found themselves tapped for expensive home repairs relating to removing the drywall and resulting damage with no compensation from the manufacturers. It has been announced that The Department of Housing and Urban Development (HUD) is setting up programs to assist homeowners facing these issues. It was originally hoped that the defective drywall was only used in a few states. Unfortunately the drywall has been located in at least 23 states with the first lawsuit due to the drywall being filed in NC during April 2009. I have provided links for persons who feel they may be being impacted due to exposure to this drywall.

Tips For Winterizing Your Home


If you haven't already prepared your home for winter here's my personal checklist to help you get ready.


Have your gutters cleaned

Inspect your downspouts

Add or replace worn weather stripping around windows and doors

Add insulation

Have your furnace serviced or at least change your filters and remove any grass, leaves, or other debris around your outdoor unit that may be blocking the air flow

Check your ductwork for leaks, damage, and clogged vents

Inspect your windows and add new caulking

Have your chimney cleaned

Wrap your pipes

Replace smoke alarm batteries

Purchase a carbon monoxide detector

Add insulating foam around pipes underneath cabinets and exterior walls

Have your roof inspected and replace any damaged shingles or flashing

Trim your trees if the branches hang too close to the house or electrical wires

Lowe's Offers Veterans Day Discount to Military Personnel


Lowe’s home improvement will be offering a special 10 percent discount to military personnel and retirees over the Veterans Day holiday.
A statement from the Mooresville, N.C., firm says the company is offering the discount on in-store and special order purchases up to a maximum cost of $5,000. The offer begins Sunday and lasts through the week. Veterans Day is Wednesday, November 11th.
Persons from the active duty ranks, reservists, honorably discharged and retired military men and women with valid identification or proof of service are eligible.

Home Selling/Staging During Winter




During this past week I’ve spoken to several potential home sellers who are considering putting off listing their home until spring. While home sales traditionally do slow down during the colder months here are a few things to consider.

·Your mortgage payments, property taxes, repairs and maintenance costs don’t go into hibernation. Selling sooner always means more money in your pocket.

·Cooler temperatures translate into less inventory available which can result in more showings for your home.

·The most highly motivated buyers such as persons experiencing a job transfer or change of lifestyle (marriage, divorce, death, new baby) WILL continue their house search regardless of the weather.

·The first time home buyers tax credit is likely to be extended and expanded to include step-up buyers which will likely create a higher number of sales than is typical this year.

If your home will be on the market this fall and winter here are some tips to encourage offers.


·Bare trees lessen your curb appeal so be sure to keep leaves raked, add mulch, and put a festive wreath on the door to brighten up your home’s exterior.

·Before your house is shown open your blinds and turn on EVERY light in the house.

·Pull back the shower curtains and bathtub doors.

·Don’t overdo with holiday decorations to such an extent that the prospective buyer notices them more than they do the house.

·Set out colorful place settings using coordinating colored dishes, glasses, and napkins to create a bright and welcoming vibe.

·Keep your heat set at a comfortable level. If a buyer is freezing they’re going to want to go back to the warm car instead of touring your home.

·Please, please, please take your pets and their assorted paraphernalia with you when your home is shown. Buyers do not know your pet’s temperament and will almost always be uncomfortable with them present. Their imaginations will also run wild with thoughts of fleas, pet urine, hairballs, etc. I know its cold outside but have a plan so Fluffy or Fido doesn’t cost you a sale.

·Replace your “WELCOME” mat at the front door with a brand new brightly colored water resistant one. Winter can be drab and splashes of color help brighten the mood.

·Take it easy on the aerosol air fresheners. Many allergy and asthma sufferers struggle in homes where these are used. Try diffusing reeds or linen water instead.

·If you have a gas fireplace consider leaving it on during showings.

·If you intend to list your home during the winter make sure you do NOT have holiday decorations in your MLS photos.

·Leave assorted holiday candies in a brightly colored basket or container with a small card with “Welcome" handwritten on it where your prospects will find them.

Due to shorter days and less light in conjunction with colder temperatures winter can be a bit depressing for many people. By making your home bright, festive, and comfortable you’ll set yourself apart and get the offer you deserve.

The Spooktacular will replace the event held at Southside Park in years past and will be hosted on the Newton Courthouse Square. The event will include costume contests, games, prizes, storytelling, and "trunk or treat".
